What we fix

What heat, humidity and bugs do to a log home down here

Log homes built for Montana weren't built for August in Georgia. These are the five things owners call us about most — and what we actually do about each.

  • Grey, faded logs

    UV has burned off the finish

    Silvered wood means the stain is gone and the sun is eating raw fiber. We strip it back to sound wood by media blasting, then restain. Caught early it's cosmetic; left alone it becomes rot repair.

  • Soft spots and rot

    Water sitting on bare wood

    Bottom courses, corners, under windows, anywhere a downspout dumps. We cut out what's gone, consolidate what's marginal with epoxy, splice in matching timber, then fix the water source so it doesn't return.

  • Carpenter bees and woodpeckers

    Round holes, sawdust, then bigger holes

    Bees bore in; woodpeckers chase the larvae and open it up. We treat the galleries, plug and fill the holes, and finish with a borate and a hard topcoat bees won't chew.

  • Failed chinking or caulk

    Gaps, cracks, pulling off the log

    Old mortar chinking and cheap caulk don't move with the wood. We remove what's failed, back the joint correctly, and apply a flexible chinking that keeps out water, air and insects.

  • Mold, mildew and black streaks

    Shade, moisture, no airflow

    Common on north walls and under deep porches. We clean and brighten the wood, use a finish with mildewcide, and get the shrubs and grading sorted so the wall can dry.

Most jobs use three or four of these together. We'll tell you which ones your house actually needs, and which ones can wait a couple of years.

Media blasting

Corn cob or glass media lifts old finish and grey wood without the fiber damage of pressure washing — leaving a clean, dry surface stain can bond to.

Log repair & replacement

Half-log and full-log replacement, epoxy consolidation, and Dutchman patches matched to your log profile and species.

Staining & finishing

Penetrating stains and film finishes from Sashco, Perma-Chink and Sikkens, chosen for your exposure. Two coats plus a clear topcoat is our standard.

Chinking & caulking

Energy Seal, Log Jam and Perma-Chink installed over proper backer rod so joints flex with the seasons instead of splitting.

Insect & rot prevention

Borate treatment while the wood is open, carpenter bee treatment, and a hard look at the gutters, drainage and landscaping feeding the problem.

Maintenance plans

Annual wash, inspection and touch-up so you never strip the whole house again. Most owners spend a fraction of a full restoration this way.

How it works

A restoration, start to finish

A typical 2,000 sq ft home takes five to eight working days. You'll have the schedule before we start, and we walk every wall with you when we're done.

    Free inspection

    We probe the logs with a moisture meter and awl, photograph the problem spots, and write up exactly what we found.

    Written quote

    Itemized by service, marking what's urgent and what's optional. No pressure. Good for 90 days.

  3. 3

    Strip & clean

    Media blast to bare wood, clean up the media, and treat with borate while the wood is open.

  4. 4

    Repair

    Cut out rot, splice in new logs, fill bee holes, and replace any chinking or caulk that has failed.

  5. 5

    Seal & walk

    Two coats of stain, a clear topcoat, fresh chinking, then a walk-through and the warranty paperwork.

A small crew that only does log homes

JoshCo started in 2009 when Josh couldn't find anyone in the Upstate who'd restore his own cabin without pressure-washing it half to death. Seventeen years later it's Josh and a crew of eight who do nothing but log and timber-frame work.

No vinyl siding, no decks, no subcontractors. The people who quote your house are the people who show up to do it. And if we think a repair isn't worth doing yet, we'll say so and come back in a couple of years.
